Deering Bay Homes for Sale: Inside Coral Gables' Club-and-Marina Enclave

Chanel Hunter Milian  |  July 18, 2026

There is one address in Coral Gables where the golf course, the marina and the guardhouse all belong to the same property. Deering Bay homes for sale rarely announce themselves — the community sits at the far southern edge of the Gables, wrapped in mangrove waterway, and much of what trades here trades quietly. If you are looking here, the listings you can see online are only part of the picture.

What Deering Bay Actually Is

Deering Bay Yacht & Country Club is a private, guard-gated community built around an Arnold Palmer–designed golf course on Biscayne Bay. Fewer than 300 residences sit inside the gates, and they come in three distinct forms: estate homes on their own lots, attached Club Villas, and five low-to-mid-rise condominium buildings named for Italian cities — Venice, Padua, Verona, Siena and Milano. The architectural language throughout is Italian-Mediterranean: barrel tile, arched loggias, stucco in warm neutrals. It is coherent in a way most Miami communities are not.

The marina is the other half of the equation. Deep-water dockage with direct Biscayne Bay access is the reason a certain kind of buyer looks here and nowhere else. If you keep a boat, the calculus is simple — you can walk from your door to your slip.

My read, from walking it: the drive in tells you everything. You pass the guardhouse, then a long approach through mangrove and fairway before a single home comes into view. That buffer is the product. Buyers who tour Deering Bay after seeing more urban Gables enclaves almost always comment on the quiet first and the finishes second.

The Three Ways to Buy Here

Estate homes. The single-family inventory is where the ceiling lives — larger lots, water or fairway frontage, and the widest spread in condition. Some are original to the 1990s build-out; others have been taken to the studs. Underwrite renovation cost carefully, because a 1990s Mediterranean shell with 2026 systems and a 2026 kitchen is a very different asset than one without.

Club Villas. The townhouse product. Lower maintenance, lock-and-leave, and often the entry point for a buyer who wants the club and the gate without an estate's carrying cost.

The condominium towers. Venice, Padua, Verona, Siena and Milano offer bay and golf views with full building services. For a seasonal owner, this is frequently the most rational purchase in the community.

Pricing: What the Public Data Shows

Portal and brokerage data put Deering Bay's single-family range broadly between $3M and $30M, with condominiums and Club Villas trading meaningfully below that band. That spread is wide for a reason: a fairway-view villa and a bayfront estate with deep-water dockage are not the same market, and averaging them produces a number that describes nothing.

Every figure below is drawn from public portal and brokerage sources as of mid-2026 and should be confirmed against the MLS before you rely on it.

Deering Bay's true inventory is not what shows on the portals. Owners here often test the market privately first.

The Club Question — Ask It Early

Buying inside a club community means the club is part of the purchase, not an accessory to it. Membership categories, initiation, dues, transfer requirements and what conveys with a sale all vary, and they change. Before you write an offer, get the current membership documents in writing. I ask for them on day one, every time, and I have watched more than one deal get complicated because someone assumed the seller's membership simply came with the house.

A note on how I underwrite this: I spent a decade consulting for Miami developers and working construction on waterfront estates before I sold a single home. In a community like Deering Bay — where seawalls, docks, elevation and 1990s-era mechanical systems all carry real dollars — that background is the difference between a comfortable offer and an expensive one. I look at the seawall before I look at the kitchen.

What Drives Price Inside the Gates

Four variables move the number more than anything a listing photo will show you.

Water frontage and dockage. Direct, no-bridge access with a functioning dock and a healthy seawall is the single largest premium in the community. A home with water views but no usable dockage is a different asset, and it should be priced like one.

Golf frontage. Fairway lots trade at a premium to interior lots, but the premium is smaller than most sellers expect. Buyers who want the course want the course; buyers who want the boat are unmoved by it.

Vintage and systems. Much of Deering Bay was built out in the 1990s. Roofs, impact glass, air handling, generators and elevators all have replacement clocks, and several of them are due. I price a home here against its next five years of capital expenditure, not against its finish level today.

Condition of the seawall. Unglamorous, expensive, and routinely ignored until inspection. I ask for the seawall's history before I ask for the survey.

How to Approach an Offer Here

Deering Bay is a low-volume market. In any given quarter, the number of genuinely comparable sales may be in the low single digits, which means a pricing conversation built on averages will mislead you in both directions. What works instead is a narrow comp set — same product type, same water condition, same renovation status — and a willingness to wait for the right one.

Sellers here are rarely under pressure. They are also, in my experience, unusually receptive to a well-prepared buyer who arrives with proof of funds, a clear timeline and a specific reason for the offer. Deals in Deering Bay are made on credibility more than on aggression.

Timing note: the community's quieter listing periods — late summer, the deep holidays — have historically been when the more motivated conversations happen. If you can tour in August, do.

Who Deering Bay Suits

The buyer who thrives here wants a boat, a golf course and a gate, and wants them without leaving Coral Gables. It is not a walk-to-dinner neighborhood — you drive. In exchange, you get scale, silence and water access that the more central Gables enclaves cannot offer at any price. If walkability sits at the top of your list, look at the Biltmore corridor instead and I'll show you both.

Frequently Asked Questions

Is Deering Bay gated? Yes. It is guard-gated with 24-hour security and a controlled single approach.

Can you keep a boat at Deering Bay? Yes. The community has a private marina with deep-water, direct access to Biscayne Bay — one of the few Coral Gables communities where dockage sits inside the gates.

What types of homes are for sale in Deering Bay? Three: single-family estate homes, attached Club Villas, and units in five condominium buildings (Venice, Padua, Verona, Siena, Milano).

Do I have to join the club to buy in Deering Bay? Membership structures vary and change. Request the current club documents before making an offer — I pull them for every client at the start of a search, not the end.
