Hammock Lakes Homes for Sale: The Quiet Side of Gated Coral Gables

Chanel Hunter Milian  |  July 18, 2026

Hammock Lakes homes for sale move fast and quietly. There are roughly 160 of them, every one behind a gate, most of them on water — and the buyers who end up here almost never found the house on a portal. They found it through someone who knew it was coming.

What Hammock Lakes Is

Hammock Lakes is a gated enclave in South Coral Gables, part of the broader Hammock Oaks / Hammock Lakes corridor. The scale is small — around 160 homes — and the character is deliberately residential rather than resort. There is no golf course, no clubhouse, no marina. There are lakes, canopy, wide lots, and a gate.

The housing stock is a genuine mix. Original estates from the community's earlier decades sit beside contemporary rebuilds with glass walls and flat roofs. Interior square footage across the community runs from roughly 3,000 to over 13,000 square feet, which tells you how wide the range of ambition is inside these gates.

My read, from driving it weekly: Hammock Lakes is the enclave clients ask about after they have seen Cocoplum and Gables Estates and decided both feel too formal. It is the one where the street still looks like a neighborhood — kids on bikes, mature trees, a lake at the end of the block — while the gate does its job.

What It Costs

The public data here is genuinely wide, and buyers should know why.

Two homes closed in Hammock Lakes over the trailing twelve months. 9001 Banyan Drive, a 2009 build on just over an acre, listed at $12,950,000 and closed at $11,650,000 — $1,236 a foot, 246 days on market. 9000 School House Road, an original 1961 house on a comparable lot, listed at $9,995,000 and closed at $8,000,000 — $2,127 a foot, 101 days. A third, 5340 Banyan Drive, is pending at $8,399,000.

If you have read that Hammock Lakes starts around $3M, disregard it. Nothing has traded below $8M in a year. That figure is a portal artifact of the kind that sends buyers into an enclave with less than half the budget the market actually requires.

Two closings is a thin sample, and I will say so plainly rather than dress it up as a trend. But the shape is unambiguous: an $8M-and-up market on roughly one-acre lots, all three properties waterfront, with sellers conceding — 90% and 80% of ask.

Do not anchor on either number. Anchor on the comp.

All figures below are drawn from public portal and brokerage sources as of mid-2026 and should be confirmed against the MLS.

The Availability You Can't See

In a 160-home community, "what's for sale" and "what's on Zillow" are not the same sentence.

Give me your email and I'll send you the current Hammock Lakes list — including homes being shown privately. That's the whole ask.

What Drives Price

Lake frontage and orientation. Not every lakefront lot is equal. Width of frontage, the view line, and which direction the afternoon light hits the water all move the number. Buyers feel this before they can articulate it — walk two lakefront homes back to back and you will know.

Rebuilt versus original. The gap between a 2026 rebuild and an unrenovated original is now large enough that they behave as separate markets. Price them separately.

Lot size and buildable envelope. For the meaningful share of buyers here who intend to build, the envelope is the asset. Setbacks, tree ordinance and coverage limits determine what is actually possible, and the answer is not always what the lot size suggests.

Systems age. Roof, impact glass, mechanicals, generator. On an original structure, assume all four are due.

Where my background matters: I spent a decade consulting for Miami developers and working construction on luxury waterfront estates before I sold anything. When I stand in an original Hammock Lakes house with a client who is planning to gut it, I am not estimating from a spreadsheet. I know what the trades will charge and how long the permit will take, and I say so before the offer, not after.

The Schools Factor — Handled Correctly

Hammock Lakes sits inside a part of Coral Gables that families search specifically for its school access, both public and private. Two things to know.

First, boundaries change — verify current assignment directly with Miami-Dade County Public Schools rather than relying on any portal's school module, including mine. I confirm assignment in writing for every family client before they go under contract.

Second, school proximity is priced into this market already. It is not a discount you discover; it is a premium you are paying. Understand what portion of the number is the house and what portion is the address, because when you resell, that same premium is what protects you.

Renovate or Rebuild

The same question that governs Snapper Creek Lakes governs here, with one difference: Hammock Lakes lots, while generous, are generally smaller than Snapper Creek's acre minimum. That makes the buildable envelope more binding and the design conversation more consequential.

My advice is consistent: price both paths on the same property, with real numbers, before you write. A renovation that pencils at $400 a foot and a rebuild that pencils at $900 a foot are two different offers on the same address — and only one of them is the right one.

How to Actually Win a Hammock Lakes House

In a community that trades a few times a year, the winning strategy is almost never the aggressive one. It is the prepared one.

Get in front of the listing. The homes I have placed clients in here were, more often than not, known to me before they were public. That is not luck. It is the product of knowing the community's owners, its listing agents, and the handful of contractors who work inside the gate — the ones who know a renovation is being planned because a sale is coming.

Arrive complete. Proof of funds, a lender letter if you are financing, a defined inspection window and a real timeline. Sellers in low-volume enclaves are choosing certainty over the last two percent, consistently.

Write with the seawall in mind. On lakefront property, the shoreline condition and any drainage history should be priced into your number, not renegotiated after inspection. A buyer who names the issue up front and prices it honestly is far more likely to get a yes than one who tries to reopen the deal later.

Be patient with the right one. The house that suits you may not be listed this month. In a 160-home community, waiting one more quarter for the correct lot is not a delay — it is the strategy.

I would rather tell a client to wait than watch them buy the wrong envelope because it was the only one available in March.

Who Hammock Lakes Suits

Families who want gated privacy and a lake view without the formality — or the carrying cost — of the bayfront estate communities. It is not walkable to Miracle Mile; you drive. But you drive five minutes, not twenty-five, and you come home to canopy and water.

If you want a private island and an acre on the bay, look at Tahiti Beach. If you want the club, look at Deering Bay. If you want this — a gate, a lake, a street that still feels like a street — this is it.

Frequently Asked Questions

How many homes are in Hammock Lakes? Approximately 160.

Is Hammock Lakes gated? Yes. It is a gated community in South Coral Gables.

Are Hammock Lakes homes on the water? Most of the community is lakefront. It is lake and canal water, not direct Biscayne Bay boat access — for bay dockage, look at Deering Bay, Gables by the Sea or Snapper Creek Lakes.

Why is the price range for Hammock Lakes so wide online? Because the community trades only a few times a year and the housing stock ranges from unrenovated originals to 13,000-square-foot rebuilds. Averages are unreliable here; comps are not.
