Kings Bay Homes for Sale: The Boater's Gate in South Coral Gables

Chanel Hunter Milian  |  July 18, 2026

Kings Bay is the Coral Gables community that boaters find last and then never leave. One guarded gate, 150 estates, a private park and a community boat ramp with no-bridge access to Biscayne Bay. Kings Bay homes for sale are not the most expensive water access in the Gables — which is exactly why they are the smartest for a certain kind of buyer.

What Kings Bay Is

Kings Bay sits in the southern reach of Coral Gables, guard-gated, with 150 estate homes arranged on generous suburban lots. The community's defining amenities are not a clubhouse or a golf course — they are a private park and a boat ramp, and the fact that from that ramp you reach open Biscayne Bay without passing under a bridge.

Roughly twenty of the homes are waterfront. The rest are interior lots with community water access, which is the point: in most Miami communities, water access means paying for a dock. Here, the ramp belongs to everyone inside the gate.

My read, from the water side: I have shown Kings Bay to clients who came in wanting a private dock and left preferring the ramp. If you run a center console rather than a 70-foot sportfish, the economics of the interior lot plus the community ramp are hard to argue with — you get the boating life and the gate without paying the seawall premium.

What It Costs

Public sources describe entry pricing in Kings Bay starting well below the rest of gated Coral Gables — one brokerage cites entry around $550,000, and a community rollup shows an average around $1.3M at roughly $657 per square foot across a small set of active listings. Waterfront estates sit meaningfully above that.

Treat these as directional. With 150 homes and thin annual volume, the mix of what happens to be listed swings the averages hard.

All figures below come from public portal and brokerage sources as of mid-2026. Confirm against the MLS before relying on them.

What's Actually Available

Kings Bay turns over quietly, and the interior lots in particular tend to sell to people who already know the community.

The No-Bridge Advantage — And Why It's Priced In

"No bridges" is the two-word phrase that separates Miami's waterfront markets. A property with bridge-restricted access limits your boat's air draft permanently, and no amount of renovation fixes it. Kings Bay's ramp reaches the bay without a bridge — which means the community's water access has no ceiling imposed on it.

That advantage is real, and it is also increasingly understood. When you underwrite here, do not treat no-bridge access as a hidden discount you have discovered. Treat it as the reason the interior lots hold value better than their square footage suggests.

What Drives Price Inside the Gate

Waterfront versus interior. The twenty waterfront homes are their own market. Everything else trades on lot, condition and proximity to the ramp and park.

Seawall and dock, where applicable. On the waterfront homes, seawall condition is the largest undisclosed number in most transactions. I ask for its history before the survey.

Condition and vintage. Kings Bay's housing stock skews mid-century and later, with a growing share of full renovations and rebuilds. The spread between an untouched original and a completed rebuild is wide.

Elevation and insurance. In South Coral Gables this varies street to street. Get the flood determination and a real insurance quote before you are emotionally committed, not after.

Why I look at this differently: I spent a decade consulting for Miami developers — Terra, One Thousand Group, Multiplan — and worked construction and superintendent roles on luxury waterfront estates before I ever wrote a contract. On a waterfront lot, I read the seawall, the elevation and the dock permit history first. Those three things carry more dollars than any kitchen.

Renovate, Rebuild, or Buy Done

Kings Bay's lots — roughly 12,500 to 19,000 square feet — are large enough to support a serious rebuild and small enough that the buildable envelope genuinely binds. Before you write an offer on an original home with a rebuild in mind, confirm three things: setbacks, lot coverage, and the tree ordinance. I have watched a client's plan lose a wing to a single protected specimen.

If you want the finished product, the rebuilt inventory here is real but thin. If you are willing to renovate, this is one of the more forgiving gated communities in the Gables to do it in — the lots accommodate the work, and the neighborhood's price ceiling still has room above the cost.

Boating Out of Kings Bay: What the Ramp Actually Gets You

Buyers who have never kept a boat in South Florida underestimate how much the launch point shapes the experience. From Kings Bay, the run to open Biscayne Bay is short and unobstructed. That means the difference between a spontaneous Saturday on the water and a two-hour logistical exercise — and it is, in practice, the difference between owning a boat and using one.

Three things worth confirming before you buy on that basis:

Ramp rules and hours. Community ramps operate under association rules. Confirm access hours, trailer and vessel-size limits, and any registration requirement in writing.

Where you will keep the vessel. Interior-lot owners typically trailer or keep the boat at a nearby marina. Price the slip or the storage into your annual carry — it is not free, and it is not always close.

Draft. No bridges solves air draft. It does not solve water depth. Know your draft and know the channel.

I walk clients through all three before we tour, because a boater who buys the wrong lot in the right community is still a boater with a problem.

A Note on Timing

Kings Bay's listings cluster. When two or three come to market in the same quarter, buyers have leverage they will not have again for a year. When nothing is listed, waiting is the correct move — and I will tell you so rather than push you into the one house that happens to be available.

Who Kings Bay Suits

The buyer who wants a boat, a gate and a house — in that order — and does not need a clubhouse to validate the purchase. It is quieter and less formal than Cocoplum or Gables Estates, and priced accordingly. If your boat is modest and your priority is water access rather than a private slip, Kings Bay may be the most efficient purchase in gated Coral Gables.

If you need a private deep-water dock at the house, look at Gables by the Sea or Deering Bay, and I'll show you those the same day.

Frequently Asked Questions

Is Kings Bay gated? Yes — it is a guard-gated community in South Coral Gables.

Does Kings Bay have boat access? Yes. The community has a private boat ramp with no-bridge access to Biscayne Bay, and roughly twenty of the 150 homes are waterfront with their own dockage.

How many homes are in Kings Bay? 150 estate homes.

Is Kings Bay cheaper than other gated Coral Gables communities? Public data suggests entry pricing is lower than Cocoplum, Gables Estates or Deering Bay — largely because most homes are interior lots rather than private-dock waterfront. Confirm current pricing against the MLS.
