Tahiti Beach Homes for Sale: The Island Inside Cocoplum

Chanel Hunter Milian  |  July 18, 2026

There is a short list of Miami addresses that do not need to advertise, and Tahiti Beach sits near the top of it. Fewer than thirty estates on a private island, reached through two gates, wrapped by Biscayne Bay and a sand beach that gave the place its name a century ago. Tahiti Beach homes for sale are among the rarest listings in Coral Gables — most years, you can count the market on one hand. If this is where you are looking, you are looking for something the open market was never built to show you.

The Island, in Brief

Tahiti Beach is a gated enclave of estate homes set on its own island within Cocoplum, in the southern reach of Coral Gables. The number is small and closely held — public sources cite somewhere between roughly 26 and 29 residences — and of those, around 19 sit directly on Biscayne Bay. Lots average close to an acre. The architecture is estate-scale and largely bespoke, sited on sprawling lawns that run to the water.

The land has a history worth knowing. In the 1920s, during the Florida land boom, Tahiti Beach was an exotic bayfront destination; George Merrick — the architect of Coral Gables itself — assembled the bayfront parcel that became Cocoplum in the mid-1920s. What was once a public spectacle is now one of the most private addresses in the county. That arc, from destination to sanctuary, is the whole character of the place.

My read, from the few times I have walked it: Tahiti Beach does not perform. There is no grand entrance statement, no architectural competition between neighbors. The island is quiet in a way that reads as deliberate — the kind of quiet that is, itself, the luxury. Clients who belong here recognize it in the first thirty seconds and rarely say much about it. They simply settle.

Two Gates, Not One

Access is the defining feature, and it is unusual. To reach a Tahiti Beach residence you pass through two separate security checkpoints — first entering Cocoplum, then again entering the island. Very few addresses in South Florida carry that second gate, and for the buyers who look here, it is not a detail. It is the reason.

Residents also hold the full amenity of Cocoplum around them: 24-hour security, the community marina, the clubhouse and tennis. Tahiti Beach layers its own seclusion on top of an already-private community — a gate within a gate, an island within an enclave.

What It Costs

Pricing here should be understood as a range of singular assets rather than a market with a settled number.

Two homes closed on Tahiti Beach Island in the trailing twelve months. 12 Tahiti Beach Island Road — bayfront, 10,441 square feet on a 40,590-square-foot lot — listed at $40,000,000 and closed at $32,000,000, or $3,065 a foot, after 685 days. 3 Tahiti Beach Island Road, off the bay, listed at $12,900,000 and closed at $11,700,000, or $1,658 a foot, in 147 days. One home is active: 26 Tahiti Beach Island Road at $17,990,000.

Two figures circulate publicly that do not survive contact with the record. The first is a floor near $4.3M — nothing has closed here below $11.7M. The second is $40M as a market price; $40M was an asking price that took 685 days and conceded $8M to close.

What the record does show is the premium: $3,065 a foot on the bay against $1,658 a foot off it. Roughly 1.8x for the water, on an island of fewer than thirty homes. That ratio is the number worth carrying into a conversation — not a range. Beyond it there is only the house, the frontage, the view line, and what the right buyer will do to hold it.

Every figure here is drawn from public portal and brokerage sources as of mid-2026 and should be confirmed against the MLS. On an enclave this small and this private, treat all published numbers as directional only.

A Quiet Word on Availability

The public listing count for Tahiti Beach is almost always one or two homes, and sometimes none. That number describes what is advertised — not what is possible.

If Tahiti Beach is the address you have in mind, tell me. Send your email and I will share what is genuinely available, including quietly, and keep you first in line for what has not yet reached the market. No campaign, no noise — simply the island, as it moves.

What Sets Value on an Island Like This

Bay frontage and the view line. On the bayfront lots, the orientation to the water and the openness of the horizon are the asset. Two homes a few doors apart can frame Biscayne Bay entirely differently, and the difference is felt long before it is priced.

Seawall, dock and elevation. Unglamorous, decisive. On a bayfront estate these carry more consequence than any interior, and they are rarely visible in a listing. I read them first.

Provenance and the house itself. Much of the island is bespoke, estate-scale construction of varying vintage. Some homes are architecturally significant and impeccably kept; others are land plays wearing a fine address. The distinction is worth an afternoon and a contractor.

Where my background matters here. Before real estate, I spent a decade consulting for Miami's major developers — Terra, One Thousand Group, Multiplan — and worked construction and superintendent roles on luxury waterfront estates. On a bayfront acre, I am reading the seawall's history, the elevation certificate and what an insurer will actually write, before I consider the finishes. On an island where the water is the entire proposition, that order is not optional.

Buying With Discretion

Transactions on Tahiti Beach are, appropriately, quiet ones. Owners here are rarely motivated by time, and almost never by exposure. The homes that change hands often do so through a narrow, relationship-led conversation rather than a marketing push — and the buyers who succeed here are the ones who arrive prepared, credible and unhurried.

That is how I work these. Proof of funds and a clear intention, held privately. A tight comparison built on frontage and provenance rather than an average that means nothing at this scale. And patience — the willingness to wait for the right house on the right lot, because on an island of fewer than thirty homes, the correct one is worth waiting a season for.

I would rather place a client on the right bayfront lot next year than on the wrong one this month. On Tahiti Beach, there is no such thing as a consolation purchase.

Who Tahiti Beach Suits

The buyer who has already decided that privacy is the point. Not proximity to a restaurant, not walkability, not the newest tower — but a gate, then a second gate, then an acre and the bay. It is a short drive to everything and a world away from all of it. For the client who wants Coral Gables' most sheltered water address and is content to let the island stay quiet, there is very little else to compare it to.

If you want the same seclusion with a golf course, that is Deering Bay. If you want the broader Cocoplum community without the island's second gate, that is Cocoplum proper. I am glad to show you all three, unhurried, and let the island make its own case.

Frequently Asked Questions

How many homes are on Tahiti Beach? Public sources cite roughly 26 to 29 estate homes, of which about 19 are directly on Biscayne Bay. Confirm current specifics against the MLS.

Is Tahiti Beach gated? Yes — uniquely so. Access passes through two checkpoints: first entering Cocoplum, then again entering the Tahiti Beach island itself.

What do homes on Tahiti Beach sell for? Two closed in the trailing twelve months, at $11,700,000 and $32,000,000. Bayfront traded at $3,065 a foot; non-bayfront at $1,658. With fewer than thirty homes on the island, price against the specific house, its frontage and its provenance — the published ranges are not describing your address.

Do Tahiti Beach residents have access to Cocoplum's amenities? Yes. Residents hold full Cocoplum access — the marina, clubhouse, tennis and 24-hour security — with the island's own gate layered on top.

If Tahiti Beach is the one, let's begin quietly. Send me your email and I will share what is available, including off-market, and keep you first for what comes next.
